WHEN SELLING YOUR HOME, THE FIRST IMPRESSION COUNTS! A SMALL INVESTMENT IN TIME AND MONEY WILL GIVE YOUR HOME AN EDGE OVER OTHER LISTINGS IN THE AREA.

Curb Appeal – trim trees, plant flowers, touch up paint; as needed

Keeping it Clean – store any unnecessary furniture, clean out closets, clear off counter tops, clean floors/carpets/windows/appliances, complete any general maintenance needs, consider painting neutral colors if needed.

LISTING YOUR HOME:

Meet with the North Texas Top Team, Realtors to assist with market value.  Setting the right price is very important.  Consider your timeframe to sell.  Determine estimated proceeds after the sale.

Sign listing contracts and disclosures.  Locate a copy of your existing survey if possible.  Room measurements and photos will be taken.

DURING SHOWINGS:
Be absent during showings, remove pets, open drapes, turn on all lights, consider background music and soft scented air fresheners.

NEXT STEPS:

As you receive showings, feedback will be requested from each buyer and their agent.  Based on this feedback, adjustments may be necessary.

After the contract is accepted, the home inspection and appraisal will be done.  Further action may or may not be necessary by the seller.

Title company will request mortgage payoff information and confirm survey and clear title.

Begin packing and prepare for the move.

Attend closing, sign documents, and receive your proceeds.
